Living in Downtown Houston, TX

We love Downtown Houston for its walkability score and its much sought-after location. It is home to Allens Landing Park, which is known as the birthplace of Houston.  Downtown Houston apartments have seen their rents be among the priciest in the city. Cheap apartments simply don’t exist in this part of h-town any longer.  New skyscrapers and buildings attract rents well into the $2000 range for one-bedroom accommodations. You certainly do get astonishing amenities, views of the city, and a great mix of upgrades.

Remember, as we stated earlier,  that if you decide to lease, that the area is very walkable. This is one of the few places around Houston that residents won’t need a vehicle. If you do need some transportation the light rail runs south through Midtown until it stops near the Texas Medical Center.

Downtown is also home to several event venues. The Alley Theatre boasts stunning performances. BBVA Compass Stadium is home to the Houston Dynamo. Discovery Green is a nearby expansive 12-acre park with art installations. It’s centered near both sports arenas and the George R Brown Convention Center. And don’t forget about the House of Blues!

History of Living in the Neighborhood

In the past, it wouldn’t be the first place that you would want to live.  However, today is a different story. The area has totally been redeveloped and revitalized. Spend some time on a walk or driving around and you will notice not only skyscrapers but new construction of both residential and commercial space.

Houston has been transformed since the mid-1990s. Billions of dollars have poured in and the tenants have followed.   Brand new hotels, buildings are modern, luxury high rises, and Downtown condos now cater to those who desire to be in the center of town. Downtown used to be dominated by business and industrial property, but times sure have changed.

Remember, luxury apartments will fetch some of the highest rates in the city.  Downtown is in high demand and includes many Downtown Houston lofts for rent and more construction is in the works.  Sometimes you can find studios on specials. They are the cheapest and don’t have large amounts of space.

Save Money on Apartment Rentals

Residents can always save money on a unit by securing a roommate and opting for a 2 bedroom apartment home, as opposed to living alone. Not only will you be able to divide the rent by two, but you can also apply this to all of your normal monthly bills like your cable, electricity, and internet. Property values east of Downtown will fall dramatically.

About those Apt Fees

Rentals should be pet-friendly. Expect to pay added fees though, such as pet rent and additional pet deposits. Usually, a portion will be non-refundable. These sorts of line items have been around for a while and although renters may show their disdain, they are here to stay.

Other fees added to your rent will include pest control and valet trash. There is no way of getting out of these fees and you will need to budget for these accordingly.

Apartment Average Rent

Look, new apartments in Downtown Houston are priced super high. But here is the silver lining. When you compare this part of town to other similar neighborhoods across the country, it looks cheap! And if you don’t need a car, you won’t have to for over money for a car payment, insurance, and gas! Midtown apartments are also going to be really pricey.

But affordability still is limited with prices always changing, you can expect to pay well over $1300 just to start out.  If you’re expecting anything under $1000 then you will be disappointed. Downtown Houston apartment complexes now use software to price their units. So their rates literally change every day. The good news is you don’t have to call many of the properties anymore for accurate pricing.  That’s where our apartment locators come into play. We can send you “live” pricing options based on your move-in date.
