Looking for apartments for rent in The Colony, TX

If you have been searching for a town with the feel of a suburb that is great for families, check out The Colony . This lakeside Texas town doesn’t have a lot of rental options. It’s a place that is quiet, has an atmosphere that is quiet, and locals like it this way.  The population as of this post (2017), barely reaches 40,000.  The Sam Rayburn and Dallas North Tollway are the main thoroughfares in and out of the city.

Whether you prefer to search for apartments in the Colony TX or a townhouse, this is a community that offers you choices. It’s a relatively new city and just came into existence during the last 40 plus years. The name is derived from the fact it was supposed to include “a colony” of single-family homes.

A rental in this city won’t be cheap. If you are looking for something cheap, you might need to look elsewhere.  So many of rentals will sport some of the latest advancements. That means a large majority of rentals will boast new construction.  Maintenance issues won’t be as rampant as you might find in older housing options. You won’t find many older communities here, and that’s fine with many residents. Newer usually means better!

Budgeting for Apartment Rentals

A word about renting in The Colony. The truth is there isn’t a huge selection here. But most rentals are modern. If you run out of options, you might want to check out nearby Carrolton rentals or Frisco apartments.

So how much will you need to budget for a 1 and 2 bedroom apartment in the Colony TX? 1 bedrooms accommodations will easily start in the upper $900’s and increase thereafter.  If you find yourself on a tighter budget, you might want to consider something in a lower price range. Nearby Plano might have some more affordable options.  But this city in no way approaches the high rental rates that Uptown and Downtown Dallas command.  But it’s certainly not the cheapest in the state.

Apartment complexes here are relatively new and modern. This means lots of amenities like granite counter and wood floors.

Utilities will be a factor to consider too. Some all bills paid properties do exist.   Usually, these latter types of communities can be much older than their newer counterparts. Always ask your leasing agent what the average monthly utility expense will be. The cheapest floor plans will always be a studio.

Getting around The Colony, Texas

If you will be commuting, how will you get back and forth to your final destination? There isn’t much to find in terms of public transportation. Most residents will either carpool or drive. Cabs and Uber are a great option to get to the airport. The DFW Airport is over 15 miles away. Many residents in Dallas are familiar with the DART. But it’s not available here. You will have to drive to get to the closest station. The Colony has a short commute to North Dallas.

Popular Neighborhoods in The Colony, TX

It sure is a nice advantage when you move to a smaller town or city. You are not overwhelmed by all of the neighborhoods to choose from.

This section of town has the highest home values and higher rental costs than any other portion. Vacancy rates her also tend to be lower.


Here you will have options for private homes for rent. It’s lower-priced and a large number of homes were constructed after 2000. If you are looking for deals on 3 or 4 bedrooms, be sure and keep your eyes open.

Recreation is plentiful.  Lewisville Lake will give you direct access to plenty of boating and fishing opportunity.  It features parks and campgrounds.  Plus with additional green space, people will get plenty of hiking, biking, or just afternoon strolls. Stewart Creek Park, Wynnwood Park, and Hidden Cove Park are in close proximity to the city.

Did you know that The Colony recently opened its first dog park? It will allow both large and small dogs in two distinct areas. It offers the convenience many people many Colony TX apartments cannot provide. There are plenty of shops and if you like to golf, there are numerous options.
