Another fast-growing city in the Dallas, Fort Worth Metroplex is Frisco, Texas. Located about 25 miles away from both Dallas airports, and along the Dallas North Tollway, this is another large community located away from the big urban centers. It serves as a sort of home base upon which many renters and homeowners commute back and forth from both Dallas and Fort Worth. With 36 parks, be sure your familiar with the trails in the area. It’s perfect for those who like to bike, hike, or just enjoy the outdoors. It’s also home to many apartments in Frisco for rent.

If you are not familiar with Frisco, you will be glad to know it gets plenty of sunlight. Frisco averages around 230 days of sunlight. And its a hot and humid environment, especially in the summer. Temperatures will regularly reach over 100 degrees so you will want to be prepared for that. You probably should expect high utility bills.

Be sure to check with your leasing agent regarding the average utility bills that current Frisco residents pay.  You might actually come out ahead renting energy efficient luxury Frisco apartments that have rents that are higher than older comparables. But overall, people love it as the climate is moderate in the winters, although you can get your occasional snowstorm here.

Fun and Recreation

But what does a resident of Frisco do for fun? Although they don’t have the professional sports teams like the Dallas Cowboys, there is a minor league baseball team (Frisco Rough Riders). So you won’t have to travel to Dallas to catch a game. Also if you plan on renting an apartment in Frisco, there are also shopping destinations too. Did you know that there are 8 million total square feet of shopping in Frisco? Stone Briar Center mall features Macy’s, Nordstroms, and Dillards. People come from all over parts of Texas just to get their shopping Fix right here in Frisco. This goes the same for restaurants as well. Residents love to eat out and you shouldn’t have a problem finding your favorite cuisine. If you view some of the more popular restaurants on Yelp, you can see a variety of places including Aiya Asian Restaurant, Nola Grill, and Mash’d. If you are tired of the normal chains that you see on the sides of the highways, you will love what Frisco has in store for you.

There are many reasons renters are flocking to all of these Dallas suburbs. There is no income tax in Texas and housing is super cheap compared to other major metropolitan areas. Anytime you have a low cost of living and plentiful nearby employment centers, you are going to draw a crowd. You are going to need your own vehicle to get around.

Leasing options

Also, leasing and finding properties in Frisco TX is the same process here as in any other city in Texas. Your income level should be between 2.5 and 3.5 times the monthly rent in most places. It’s much easier to find cheap apartments here than in nearby Addison or Highland Park.

Rentals can go fast. So you want to be prepared when you tour. If you decide to view many different rentals, don’t get your heart set on just one. As with any apartment search, it’s always a good idea to have backups in case another renter swoops in and takes the rental that you really desired. But you will find that costs of transportation add up. When gas is over $3 a gallon you will see that it will add up. Plus if you have long commute times it can add to frustration levels.

Now, most of the rentals around Frisco are relatively new. You won’t find a lot of apartments built in the 70’s and 80’s like other neighborhoods. That will tell you that many of the communities will be in good condition.

But overall, Frisco is really where it’s at. We know that finding the perfect Frisco property can be time-consuming.  There are plenty of listings with lots of floor plans that will work for you. You might want to choose a locator to find your next place.

Deposits, Pets, and More

Many properties will require an additional pet deposit. If you worried you won’t find a Frisco rental that will accept your pet, don’t be. There are plenty of people living here just like you. Many townhomes for rent in Frisco TX will boast private garages, gated access, and washer and dryers in all of the homes.

How much does a  studio go for in Frisco? Well depending on the time of year, rentals can go fast. In fact, it is hard to find old apartment construction. You need to budget in the $900+ for a studio. If your heart is set on a 2 bedroom home, you are looking at rentals starting in the mid $1100 range.

Frisco is typical of other areas, getting approved will require that you meet the income requirements, usually 2.5 to 3.5 times the monthly rent.
