Many lofts in Dallas are actually older industrial buildings that have been converted into residences. Many developers saw the opportunity and responded by giving the marketplace what was needed. Start by narrowing down the neighborhoods you value the most. Remember that the suburbs mostly sports normal apartment flats.

Loft Amenities and Features
What kind of loft features and amenities can you expect to find when your tour? Many loft style amenities will include large walk-in closets, premium counters, along with luxury baths. Wide open floor-plans are in high demand. Expect flooring to be either real solid wood or concrete. Kitchens will feature granite or marble counters and stainless steel appliances. High ceilings are also a staple. Many lofts will feature exposed duct-work.
And as with many communities, expect fitness centers and a business “room” that offers internet, fax, and computer capabilities. A loft can simply be just one large room. This will serve as your living room, dining room, and bedroom. Don’t worry, there will be a separate bathroom. This is loft living at its finest. Some newer lofts will have a partition that makes you feel that the living room and bedroom are distinct from one another.
Where to Find Loft Rentals
You are going to find the most loft properties close to the Downtown area. They are usually in dense urban areas that offer plenty of shopping, dining, and other forms of entertainment. Deep Ellum also is a great place to start. This latter neighborhood puts you within reach of Victory Park, Uptown, and American Airlines Center. Home to the Stars and Mavericks, and several popular dining destinations, you will have access to one of the most popular and entertaining parts of the city.
Pricing for Lofts
What can you expect to pay? If your budgeting for a loft, you should know that prices will vary, but you can expect to pay well over $1000 for a one bedroom depending on the area of town and square footage. The cheaper selections will be in Deep Ellum.
Some of the best communities are those that have a small number of homes on the property. That sure is nice if you’re trying to avoid apartments in Downtown with lots of residents who make plenty of noise.
Documentation Needed for Fast Approval
Remember that during your tour to bring the appropriate materials in order to get approved quickly. This includes:
- an acceptable form of payment

Some communities simply want to see your credit report. If it’s clean, then assuming you meet the income requirements, you shouldn’t have a problem getting approved.
We recommend starting in Downtown. Usually the urban areas in major metropolitan areas are usually some of the priciest in the city. Not so here in Dallas! It’s also highway walk-able. That sure is a big bonus for those of you who like to be able to access everything you need on foot.
